The Miraflores Apartments is an affordable housing, family-friendly project for Latinos, co-developed by Hacienda Community Development and the Portland Development Commission. Prevailing wages and a Workforce Training program was required for several major subcontractors. The buildings’ structure is 2-3 floors of wood framing on slabs on grade with composition shingle roofing. The project includes many LEED & Energy Trust of Oregon features, such as ground source well water heat exchange systems for water & space heat and energy saving appliances, plumbing & light fixtures. Other amenities include decomposed granite courtyard, flow-through planters, site furnishings, basketball court, 2 trellises, and several concrete and masonry walls featuring mosaic tile artistry. A performance bond was required.
